Rodent Control Near Corporate Woods and College Boulevard

This is the business side of Overland Park. Corporate Woods sits along Indian Creek near I-435, with office buildings tucked into wooded grounds and a creek trail running through. Apartments, hotels and restaurants fill in around it, and Johnson County Community College is farther west on College Boulevard.

Wooded grounds and a creek right next to buildings full of break rooms make a good setup for mice. Houses nearby feel the same pressure, especially the ones that back onto the trail. For homes it usually starts with house mouse trapping.

Wooded Office Grounds Along Indian Creek

Office parks and hotels line College Boulevard and I-435, and the grounds are heavy on landscaping. Those planting beds hold field mice all summer, and they're the ones that find the dock doors in October. Buildings get mice through loading docks, utility rooms and service doors that get propped open. Managers can set up a recurring commercial program with locked exterior stations and a service log. Door sweeps on dock and service doors, sealed utility gaps and traps in the break rooms cover most of it. The hotels along the corridor have the same issues plus laundry and food service, and they tend to want quiet stations and visits at off hours. The office corridor keeps going west toward Lenexa's business parks.

Trash Enclosures at the Apartments Off College Blvd

The apartment complexes and townhomes near the office parks have shared walls and central trash enclosures, so a problem in one unit spreads. The restaurants along College Boulevard draw rats to their dumpster areas, and those rats sometimes follow the drainage ways into nearby yards. That's when people start asking about rat control. Calls from offices and apartments come in all year, since food service and trash rooms don't take a season off.

If you rent, report droppings to the office the day you see them and ask whether the units next to you are getting checked. A trap in your kitchen won't do much if the mice live in the wall chase between you and the neighbor.

Houses That Back Onto the Trail

The single-family neighborhoods on either side of College Boulevard are mostly 1970s and '80s split-levels and two-stories on rolling, wooded lots, and in places they back right onto the Indian Creek greenway. People there see more mice in fall and the odd rat near sheds and compost. Home calls follow the usual Johnson County pattern: a big push in October and November, quiet until spring.

The tech will look at the back of the lot, the garage and the foundation, plus sheds and play sets near the trail. Take the food away outside, seal the house, and trap what's already in. Ask about rodent-proofing a house near the trail, and if you're on the creek, our creek lot guide is a good read. The same creek runs back west into north Overland Park.

Questions We Get

I rent near College Blvd. Who pays for this?

Check your lease. Most landlords handle pest work, so tell your property manager right away.

Do the restaurants along College Blvd bring rats into the neighborhoods?

They can draw rats to the dumpster areas, and some of those rats follow the drainage ways into nearby yards. Keeping your own yard free of food and clutter gives them less reason to stay.
